Feasibility studies and pre application advice

We feel this is one of the most important aspects in the design and planning process. Benefit from our extensive experience in dealing with local authority. Ask yourself questions like: Is my site big enough for my ideas? Will the type of material I want to use fit in and give me the results I'm after? Will it fit in and give me what I'm after? Are there major obstructions to overcome?  All these and many more questions will be raised during our first visit. It is often cost effective to see what can and cant be achieved as early as possible on some occasions it is beneficial to seek pre application site meetings or submit planning even though it is likely to be refused as the feedback is more helpful than pre advice. 



Permitted Development

Permitted Development and Neighbour Consultation

Its not always common knowledge that planning applications are not required at all times, as for some developments and changes of use Permitted Development and Neighbour Consultation can be used. However there are complex rules as to what can and cannot be done which is why we will discuss this with you from the outset. Commercial Permitted Development includes among other things: the conversion of offices to dwellings, change of use between certain classes and the change of barns to dwellings.  Householder Permitted Development includes the erection of porches, extensions and attic conversions (under certain rules).

There are exceptions to this:

  • If your house (or part of the house your developing) falls within a conservation area/national park.
  • If the house is a Listed property then planning and listed consent is required.

Even if your proposed development falls within Permitted Development, we always recommend that you apply to your local council for a certificate of Lawful Development.  This confirms the project is within the permitted development as well as ensuring that you are fully compliant with both permitted development and any conditions contained with the planning consent of the original build.  This also helps if your neighbours or prospective purchasers have any queries as these can be managed quickly and effectively.

 Building Regs Drawings

Building Regulations Approval

Providing local councils with precise and detailed drawings can speed up the planning permission process and get your building work underway at the earliest point.  To achieve this we provide detailed drawings that exceed minimum requirements including section through drawings, heights and other important details. 

There are two stages to gaining Building Regulations Approval. Stage one requires you to show how the scheme satisfies the regulations under the following categories:

  • Structure
  • Fire safety
  • Site and resistance to moisture
  • Toxic substances
  • Sound insulation
  • Ventilation
  • Hygiene
  • Drainage
  • Heating appliances
  • Staircases
  • Energy conservation
  • Access for the disabled
  • Glazing
  • Electrical installations

This involves more detailed plans being drawn up and a further application being submitted to the Council. These show that the proposed project will meet the requirements of the Building Regulations (or Building Code).

Stage two of Building Regulations approval involves site inspections at regular intervals to make sure the work is being carried out as detailed in the plans and to deal with any issues that arise during the build.
